    We get onto the roof, or use a pole camera where access is tight, and look at every slope. You get photographs of each fault with a plain explanation of what caused it.

Common questions

How much is a new roof in Leeds?

Most mid terrace re-roofs in Leeds land between £6,500 and £12,500 including scaffold, new membrane, battens, leadwork and waste removal. A semi with two slopes and a bay usually runs higher. Reclaimed Yorkshire stone slate costs more to lift, sort and relay than a plain concrete tile. We price your roof after the survey, so the figure reflects your slopes rather than an average.

Can you match Yorkshire stone slates?

Usually yes. On a stone slate roof we lift the existing slates, sort them, and relay the sound ones on new battens and membrane. Breakages get made up from reclaimed stock, which is widely available across West Yorkshire in the common sizes. Where a roof is too far gone to reclaim, we can source reclaimed slate for the front elevation and use a matching alternative at the rear.

Do I need planning permission or Building Regulations approval?

A like-for-like re-roof on a normal house is usually permitted development, so planning permission is not needed. Conservation areas and listed buildings are the exception, and Leeds City Council will want the material matched. Building Regulations are separate and do apply: stripping more than a quarter of a roof slope triggers an insulation upgrade. We tell you which applies at the survey.

How long does a flat roof last?

A single-piece EPDM membrane on a sound deck typically gives 25 to 30 years. GRP is similar when it is laid warm and in dry conditions, though it can craze on a deck that moves. Torch-on felt is nearer 15 to 20 years. Most failures we see come from ponding, so the fall and the outlet position matter more than the material.

Do you work on student lets during term?

We do, and urgent repairs go in whenever they are needed. Bigger jobs on lets around Headingley and Hyde Park are easier in the changeover weeks through July and August, when the house is empty and the scaffold can stand without disturbing anyone. Tell us the tenancy dates at the survey and we will work the programme around them.

Is scaffolding included?

Every quote states it clearly. Re-roofs, ridge work and most chimney jobs include the scaffold in the price, along with the council licence where it stands on a pavement. Small repairs reachable from a ladder or tower are quoted without scaffold. If a repair turns out to need a scaffold, we tell you the cost before anything is booked.
